You must remember that every property has a buyer, it's just finding the right price threshold considering the condition and age of the property coupled with current market conditions.

Overpriced - The main reason most homes don't sell is because they are priced too high.  In this market you must consider recent comps along with the current condition and age of the property. 

Curb Appeal (Exterior and Interior) - The landscaping and hedges need to be trimmed, Too many cars parked in the driveway and overgrown trees.  You want the potential buyer to see the house free and clear of all clutter.  The internal look of the home must be decluttered, take down all personal photos and clean out closets.  Your home should be presented as a model home when on the market.

Improper Marketing - The house should be marketed on the local Multiple Listing Service and as many websites as possible.  My company allows us to market each listing on up to 35 different websites in addition to the local MLS.  A large percentage of buyers now search for homes on the internet prior to physically going out to look.

Owner Too Attached To Property - Sometimes the owner is too attached to the property to consider any reasonable offers to the property.  If they've made upgrades to the property or remodeled, they believe that their home should sell for thousand's more than what the actual market value of the home is.  Yes, in some cases you can command more, but it depends on the location of the property and the type of upgrades that were done.  The mortage companies are more regulated now and if the buyer is getting an FHA loan, they will not be approved to purchase a home that is overpriced for the area.  Recent comps and appraisals will be considered in the lender's approval process for the buyer.
