It must be something in my psyche that makes me love short sales. I would hate to turn this topic over to a shrink..but why else would someone keep riding the waves of protectiveness, frustration, nerves and just plain anger over and over?
I work with agents and teams who turn their short sales over to attornies and assistants, and wonder..do they go through the turmoil with their clients, or is theirs a better method, a less emotional one? When I get a request for information from a listing agents attorney 15 days after an offer has been accepted....for a preapproval letter..who is vested in the file? Where was it for the past 14 days?
When I list a short sale, I collect everything I think the seller may need to provide. Sometimes the lender will ask for more documentation than I have, and that means I collect it within 24 hours..call me type A..When we get an offer, I am excited for my sellers, and we go over it as soon as they are available...and submit as soon as they sign. 15 days?
I have worked short sales at 2 am, when the tired negotiator told me that our e mails were always off by 12 hours because their department was so overwhelmed that they were working in shifts..not enough computers to handle the staff on a day shift! I told her to call me when she came on, text me..email me..I was truly available 24/7...we rocked that one to a closing..could have been a lot more difficult.
In another, I still think the email picture of me in front of the septic truck, with a shovel, in the hole..made him laugh so hard he approved the new system..I know, there are guidelines..but negotiators are people too. They do have hearts..and excersise them when possible (i think!)
My brain needs the excersise, my clients need me to keep on top of the dynamics..and I am an adrenaline junkie..ok, I said it. I would say sue me, but that spectre seems to come up at just about every seminar I attend on doing your own short sale files..
