An Unexpected Surprise!
After meeting with my first time home buyers and finding out what was important to them about buying their first home, we were ready to hit the road in search of their "perfect" home. Earlier this week I was showing properties to them when the unexpected happened....
We had looked at three houses, one of which looked very promising, it was a newer home with fruit trees, beautiful landscaping, granite counter-tops, a spacious loft, 3 bedrooms and ready to move into. It was a traditional seller which is a rare find in today's market. Then we moved on to a newer development and looked at a beautiful home there. Another top pick of the buyers. The development was in the final stages and there were still some brand new homes for sale. The community had several parks, bicycle trails and views of the snow capped Sierra Nevada mountains. It seemed like the perfect place to live in!
I suggested that we stop by the sales office and see what the brand new homes were selling for to compare them to the resale homes in the community. Well, today my buyers signed the paperwork and they will be home for Christmas!
This was something that they could not pass by, the developer threw in over $40,000 in upgrades including, front and back yard landscaping, new stainless steel appliances including the washer and dryer, window coverings and a $16,000 solar system. They also knocked off almost $50,000 off the builders original list price!! I tried to get the fancy patio and stone wall that the model home had in the backyard, but that was a no-go! Can't say I didn't try to squeeze a little more out of them! Oh, and NO HOA's and only $46 a month in mello-roos! WOW!
It is a great time to buy! If you have been sitting on the fence, GET OFF and lock in the low prices and the low low interest rates!
