Currently there are 212 Active listings or Available Cibolo Texas Homes for Sale.  The average list price is $196,696.00There are 21 pending sales and 4 homes that expired on the market.  The average list price for the homes that expired on the market is $219,550.  I give you that information to let you know that many times when homes expire on the market, pricing is a factor.  As you can see, the list price of the expired Cibolo Texas homes for sale was quite a bit higher than the current average list price for available homes and higher than the homes that sold for the month of October.  The current Days on Market for Active Cibolo Texas homes for sale is 117.

Cibolo Texas had a total of 23 Sold Homes in October, with an average square footage of 2310.  The average list price of the Cibolo Texas homes for sale was $189,391.00 with the actual average sold price being $187,106.00.  This gives a percentage of List Price to Sold Price of 99.7% which tells you that pricing for homes listed for sale and that sold in Cibolo Texas for the month of October were priced accurately with the average days on market being only 109 days.

Trending the Cibolo Texas Real Estate market from October of 2010 to October of 2011 showed that in October of 2010 the Average List Price of Cibolo Texas homes for sale one year ago was $191,148 with the Average Sold Price being $164,858 with days on market being 114.  As you can see, it looks as though the listing prices of Cibolo Texas homes for sale remained pretty consistent from a year ago, but the actual Sold price has increased $22,248.00.  That's a little over a 1% increase in the Sold Price.  If the Real Estate market trend continues from month to month, we can determine if the Cibolo Texas Real Estate market is remaining stable or improving.  As news across the nation has many doom and gloom reports on the National Real Estate Market, we need to remember that Real Estate Market forecasts are highly local.  Where a lot of areas outside of San Antonio Texas and surrounding cities are seeing decline, we are actually seeing stability and growth!   

Cibolo Texas Trending Report

The neighborhood in Cibolo Texas I would like to spotlight this month is The Ride at Willow Pointe.  The Ridge at Willow Point is a newer neighborhood in Cibolo Texas and is located off of Wiederstein Road on I-35 just past FM 3009.  This subdivision is actually surrounded and can be considered a part of a few different subdivisions including the Enclave at Willow Pointe and Willowbridge.  Homes built in The Ridge at Willow Pointe are primarily built by Centex homes.  The neighborhood is less than 10 years old and consists of single family homes from 3 bedrooms and up and from 1 to 2 stories.  Currently there are 7 homes available for sale in the Subdivision of The Ride at Willow Pointe in Cibolo Texas.  Homes sizes are from a little over 1500 square feet to alomst 2700 square feet with prices starting from as low as the mid $120s up to the mid $170's. The neighborhood itself has just built a new playground and basketball area that the residents really love.  It is a gated area with parking and picnic benches.  The Ridge at Willow Pointe is in the acclaimed Schertz Cibolo Universal City Independent School District. is close to Military Bases such as Randolph Air Force Base and FT Sam Houston (Joint Base San Antonio), TX and very convenient to shopping.

Brenda: It's good to keep good records of whats happening in the market that you represent. A great comparison for what is left behind and to plan for the future. Folks moving in and folks moving out, they have to reside somewhere and Cibolo is a great expanding area with a wonderful geographic area for additional  growth due to the location.
