What to look for while choosing a Realtor when buying or selling a home in Silicon Valley. The list below appears simple and straightforward at first glance. When you begin the process, you will truly understand how unique and important these characteristics are in a Realtor.
1.) Honesty and Integrity. Everyone talks about honesty and ethics but the proof is in the actions (or lack therefore). Does your Realtor give you straight answers to direct question? Are they genuine? Do they have good references?
2.) Industry knowledge. Do they understand the current market? How many transactions have they completed in the last year? Do they list foreclosures and short sales? Do they know the impact distressed homes have on traditional sales? What is their history with buyers? Do they stay up to date on current contracts?
3.) Negotiating skills. What do they do to get your offer accepted? Knowing your realtors background in selling will help you determine their ability to negotiate. Knowing current statistics is great, but how do these statistics help YOU get the best price....through sales and negotiation.
4.) Answers their phone. Sounds simple, right? Try calling a few Realtors and see how many actually answer their phones. You should be important to them from beginning to end and their responsiveness to your calls will help determine their commitment to you and your transaction.
5.) Works hard. Realtors work for YOU. Their availability should be based on when you need them. Is your prospective Realtor available when you need them....Nights? Weekends? The selling process happens while you are living your life. How does your Realtor utilize YOUR time?
Of course there are many additional qualities you will need in a Realtor, but these quick guidelines should provide you with a good start. DO NOT take your choice in a Realtor lightly.
