Highlands Ranch Real Estate : Westridge Knolls Market Statistics Thru September
The Westridge Knolls neighborhood in Highlands Ranch is one that Kathy and Carrie know very well. Kathy is an original homeowner and has lived in a Richmond American home since August 1998.
We've also had the pleasure of selling six homes in the neighborhood, and had one couple purchase a home there, in the last few years.
With the close relationship we have with this community, we want to keep it's residents, and others who might be interested, informed about the market in the neighborhood.
With a few exceptions, the number of homes sold each month in 2011 out paced last year with a total homes sold through September 2010 at 34 and at the same point this year we're just a bit ahead of the pace at 36.
The average days on market can be a bit confusing. When you look at March of 2010 sitting at a very modest 33 and February at 221 you kind of scratch your head a bit. Keep in mind there are those exceptions to the rule, a short sale or bank owned property that may not have been in the best shape sits out there and gets very stale, but does eventually sell and has a huge impact on the this statistic. Let's also take a look at this statistic when compared with all of DHL (Highlands Ranch and Lone Tree). Through September 2010 the average was 78 days and in 2011 it's 64. DHL averaged 82 and this year it's 93. So yea for Westridge Knolls, you're averaging 45% fewer days on market this year than the rest of DHL.
The average sold prince is another of those stats that can be a bit confusing. Remember in Westridge Knolls we have homes built by Richmond, KB and US Homes. The US Homes floor plans are larger and more valuable and account for the spikes you see in average sold price. But you can see this figure remains fairly consistent throughout the year with just a few exceptions.
