Market trends in Fair Oaks CA - 15 months through October 2011

I live and work in Fair Oaks, California - a wonderful place to buy property -- whether for your home or an investment. 

We have all been immersed in news and experiences Fair Oaks CAthat have told us that when the housing bubble burst, prices came crashing down, with many homes suddenly having to sell for as little as 45 percent what they sold for a couple of years ago. 

Happily for Fair Oaks, California, the experience has not been as bad.  The news usually reports national numbers, and we must all keep in mind that what impacts on one state does not necessarily affect another.  Even city by city and neighborhood by neighborhood, the market differs.

Fair Oaks has always been an address that carries value with it.  It is a special place, and property values have not been as severely impacted as in many areas.  Here are some charts showing trends in Fair Oaks CA, zip 95628, over the last 15 months, and they illustrate my point.

One way to look at the Fair Oaks market trends is to see that even though there were some apparent issues in September 2010 with a lot of homes that apparently weren't selling, that has been resolved.  There were 209 homes listed for sale in September 2010, and that same month, just 29 were pended (placed into escrow) and 25 were sold (escrows closed).

In other words, 14 months ago the total number of homes pended and sold was just 26 percent of the number of homes that were on the market.  By this October, there were just 145 for sale, with 38 sold and 73 pended.  That means that the total sold and pended were 77 percent of the number of homes for sale!

From the previous charts it is clear that homes are selling faster now in Fair Oaks California now than they were in September 2010, so that Houses are selling in Fair Oaks CAhomes are not languishing on the market for many months as they may be in some areas, assuming they are properly priced.  We are seeing more multiple offers, as there is more competition for the few homes that are offered.  So if you want to buy, and you find a home you really like, don’t delay putting in your offer.

This is one reason I tell my buyer clients that Fair Oaks California is a great value, and since Fair Oaks is a community made up of primarily custom homes, with some very nice subdivisions as well, it is a great place to buy -- either for your home or for investment.

But this good news is not limited to Fair Oaks alone.  All of Sacramento County has experienced a similar reduction in inventory and increase in sales.  Many parts of the county had some pretty dramatic ups and downs a couple of years ago, but as you can see from the chart below, the whole county has stabilized.

Thanks, Jane and William.  I am very enthusiastic about the market here, and that is one reason that I get so disturbed by the doom and gloom I hear on TV, and which gets quoted to me by consumers.  It just doesn't apply to our market, and yet potential buyers and sellers are making decisions based on the national figures.
