They either don't know it or don't want to admit it!

It is up to you to be their Professional Advisor and Consultant in this market. You owe it your past clients and the people that know, like and respect you to HELP THEM! Get off your bum, stop waiting for the phone to ring, get out of the office and start making a difference in other peoples lives. If you don't do it for yourself, do it for the people that once entrusted you with their future- when they chose you to be their Trusted Advisor to guide and protect them in buying or selling their home in the past. Don't let them continue to throw away money!

You should be calling EVERY single person in your database and offering to help them! Mostly everyone will fall into one of 4 categories:

1. REFINANCE- If they are in the position to do so, now is the time! Even if they purchased during the height of the market with an FHA loan and are now upside down, talk to your lender partner; they may be able to streamline refinance with minimal fees and trouble.

2. SHORT SALE- If they are upside down, they are in a potential short sale situation. This doesn't mean it is the best solution for them, nor does it mean they have the intention, however, you are still the professional they should be talking to about their circumstance. I can almost promise they will have concerns about "when the market is going to turn around" or "what should they do just in case something happens and they need to sell". Position or re-position yourself as their resource NOW!

3. PURCHASE- Either first time home buyers or people who are ready to make some good investments- there are A TON out there... In certain areas, Real Estate is on CLEARANCE!

4. CREDIT REPAIR- People who have already experienced Foreclosure or Short Sale... They need your help in learning how to recover from that experience. Align yourself with a (legitimate) credit repair company or a lender that has some good insight. Start the repair process today... They may be able to get back into the market in as soon as 2 years!! This is great news for them!

 

What can you do with this information? ALMOST everyone out there needs your help.... Offer your help to every person you talk to!  Don't fall into the negative thinking that the market sucks... It doesn't matter if you are in line at the supermarket, making database calls or at a networking event... here are 4 surefire things you can talk about that are most likely going to resonate with almost everyone out there. Grant it, there are exceptions to every rule- but if you have the mindset that every single person out there NEEDS your help, I promise you will find them!

On target.  So many folks don't know where to start or what they can do to help themselves.  They are to stressed and overwhelmed with their situation.  Case in point, a friend came to me stressing that she had to sell and get out of her home.  She was still paying a high interest rate.  I couldn't believe that she hadn't searched for a lower rate.  After I referred her to a few lenders, she refinanced and saved hundreds per month on her mortgage payment.  It completely changed her family's situation for the better.
