Pet Peeve When Sarching for Real Estate...

I have been looking for a new place in the Giant Litter Box (Las Vegas).  I refer to it as that because everyone visits here and takes a dump and leaves....and instead of lush greenery (admittedly difficult in these climes) they have rocks everywhere that look like litter box pellets.

Anyway, it has been a beautiful past few days and I was leaving for a business trip to Ukraine and then Thanksgiving with my family in New Jersey. Okay, Okay, I appreciate the sentiment that everyone from Jersey has no right to refer to any other place as the "Giant Litter Box". LOL

So I called several agents; emailed them through their listings on Craiglsist and Realtor.com and to my surprise....4 days later, NONE of them have returned my contact!!  It is hard to imagine that in today's real estate market, anyone can afford to be this way...ESPECIALLY in Las Vegas!!! It is really frustratoing to say the least.

As a real estate professional, how happy would you be if your attorney or CPA did not return calls and emails? I realize that this is a different scenario because the client relationship has yet to be established, but isn't that the point??? Everyone spend precious time and money advertising, social networking, blogging and for what??? NOT to return phone calls??  So now I have had to take the additional time and hget a buyer's agent (that I have worked with in the past) and all thios will do is cause the listing agent to share a commission!! Makes no sense to me.....

Agents that are too busy to return calls or emails irritate the crap out of us.  All of us know that business is not that plentiful these days and every potential sale is worth its weight in gold.  These people who pretend to be so important are a real irritation in our business.  Just my opinion.

Jeanne and Ralph, I can imagine how frustrating it would be of a buyer's agent was having so much trouble getting in touch with a listing agent

As much hassle as I have gettting listing agents, I can't imagine why you didn't go to a buyer's agent to start with? 

Buy something in Phoenix instead.....

Hello Paddy and VB gets so many emails that he just skims through and deletes most of them. There are so many people that are just looking to purchase but want to wait to pull the trigger. There are also many Brokers & Agents that continue to get used by people stating to be interested in purchasing Real Estate, working with several other agents and never purchasing.

Any agent who doesn't respond to an inquiry on their listing at most within 24 hours (because they could be on vacation or tied up somehow) they don't deserve the listing.  Personally, I'd be back to you in 2 hours - max.

Paddy, not knowing you or any reputation you might or might not have, all I can add to this is that you asked "how happy would you beif your attorney or CPA did not return calls and emails?" Well, I pay my attorney and CPA, they'd better return my calls. We, on the other hand, don't get paid until we close on a deal. You're talking about Vegas being a "litter box." I'm guessing that the properties you have in mind are on the lower to quite-lower end? That doesn't make me any money. Therefore, I wouldn't hold my breath on a call back. Just my thinking.

Paddy -- sorry to hear that you had such bad experience.  That doesn't sound like the kind of people who would be too busy - as those would probably have assistants to do return calls/emails.  Safe journeys and have a fantastic Holiday with family.

the properties were $2M+ and I left messages that I am an attorney who represented clients  that wished to purchase the properties.  On one of the properties, I mentioned that I needed a listing agent on a $2M property.  My point is that it is difficult to succeed if you do not return calls and emails.  Also, I appreciate that I was not a client....but what about the respective agents' duty to THEIR clients. How happy are they???

If an attorney called me about their clients, my first question would be "Do you have their power of attorney to conduct business in their behalf?" If not, then it wouldn't matter to me I don't think I'd want to be involved in a third-party anything.  But that's just me. If your clients wanted to purchase the properties why aren't you advising them to write it up??

I think your client would be best served by a dedicated buyer's agent. The listing agent's job is to get the best deal for his client -- not yours. Unless you're licensed in NV, you'll need an agent or attorney to write up an offer?

Personally, I am  a bit surprised at the number of comments that defend listing agents in situations like this.  What about their duty to their client???
