Princeville Kauai condo (and house) + short sale update for the week of Nov 13th to Nov 19th

It was another good week with several units going quickly into escrow and one closing. All three of the condos that went into escrow were either short sales or foreclosures although the one unit that sold was actually a regular sale. There’s really some competative pricing throughout the various complexes as well as throughout the Island. You just have to know where to look and how to recognize a “good buy.” Here is your Princeville condo update for this week:

New Listings:
Puamana 18C is new on the market priced at $349K after selling for $315K in 1/04. It has all new cabinetry, stainless steel appliances and granite countertops in the kitchen. Emmalani Court 413 is back on the market as a new listing priced at $349K after selling for $565K in 7/05. This unit was previously listed from 6/06 to 5/07 starting at $699K and reducing to $619K when it was withdrawn and also from 7/07 to 7/09 starting at $565K and reducing to $550K. Hanalei Bay Resort 7307-08 is on the market priced at $925K with a prior purchase price of $420K in 6/04.

Back on the Market:
Ka’iulani 72 and Plantation 1611 are both back on the market after expiring. Ka’iulani 72, which sold for $857,770 in 4/07 came back on at the same price which was $899K as did Plantation 1611. It is listed for $441K and sold from the developer in 4/06 for $470K.

Contingent:
Short sale Sandpiper 231 went quickly into escrow after only 14 days while priced at $235K. This upper floor unit sold for $599,990 in 6/06. Short sale Nihilani 7B went back into escrow while listed at $370K. This 2 bedroom, 2 bath unit was purchased from the developer in 4/07for $686,080. Short sale Nihilani 20A went quickly into escrow priced at $465K. This Makani unit sold for $804,075 in 9/06.

Sales:
Hanalei Bay Resort 9201-2-3 closed for $975K cash while listed for $1,295K. This unit sold previously for $1.055M in 2/04 and was not a short sale.

Expired:
Villas of Kamali’i 43 expired while listed for $735K after 708 market days. During the 708 days, the unit had one price reduction from $799K to $735 in 12/10. It sold in 7/05 for $805K.

Withdrawn:
Sandpiper 207, which sold for $299K in 1/03, was withdrawn from the market after 203 market days while priced at $270K.

Price Changes:
Villas on the Price 19 reduced again this week. Last week it went from $741,410 to $724,141. This week it went from $724,141 to $699K after selling for $520K in 6/02. Bank owned Paniolo 107 sold for $475K in 5/06 and was foreclosed on in 7/11. It reduced this week from $149,900 to $139,900. Emmalani Court 415 reduced to $389K from $439K after selling for $610K in 5/05. Now on to your Princeville home update.

3856 Punahele is listed for the first time ever – since the house was built in 79. I haven’t seen it yet but judging from the location, it offers wonderful golf course, Bali Hai, mountain and ocean views. Just about everything you could want in the way of magnificent scenery. As to the house itself, that remains to be seen. 3649 Albert closed at $975K while listed for $1.125M. This house, which started out at $1.3M, last sold in 90 for $510K. While the house itself needed updating, it offered wonderful and expansive ocean views.

So far we have 46 sales this month compared to 65 last year. As for fun on the Island, we went to Postcards Cafe last night for dinner and sat out on the enclosed lanai watching the world go by. Aside from a charming atmosphere, this restaurant offers exceptional seafood and organic dining. The service was excellent – it was a fun evening and a great way to end a rainy / windy day. You can’t miss them as you come into Hanalei. They’re located on the left side of the road coming from Princeville. Their dessert menu is also quite tasty.
