There are 5 pending sales and 2 homes that expired on the market. The current Days on Market for Active Selma Texas homes for sale is 95 days.

Selma Texas had a total of 8 Sold Homes in October, with an average square footage of 1900.  The average list price of the Selma Texas homes for sale was $148,505.00 with the actual average sold price being $145,996.00.  This gives a percentage of List Price to Sold Price of 98.3% which tells you that pricing for homes listed for sale and that sold in Selma Texas for the month of October were fairly consistent with the average days on market being only 83 days.  Since San Antonio Texas area homes for sale listing times have seemed to lengthen for a lot of areas where homes consistently stay on the market for longer than 180 days, this tells you that Selma Texas Homes for Sale are doing well with only 83 days on market.

Trending the Selma Texas Real Estate market from October of 2010 to October of 2011 showed that in October of 2010 the Average List Price of Selma Texas homes for sale one year ago was $149,897.00 with the Average Sold Price being $151,051.00 with days on market being 94.  As you can see, it looks as though the listing prices of Selma Texas homes for sale have dipped a tad, and the actual Sold price decreased by a mere $5,055.00.  That's about a .03% drop in the Sold Price.  If the Real Estate market trend continues from month to month, we can determine if the Selma Texas Real Estate market is remaining stable, improving or showing any decline, just as we did for the Cibolo and Schertz Texas Market Reports.  As news across the nation has many doom and gloom reports on the National Real Estate Market, we need to remember that Real Estate Market forecasts are highly local.  Although Selma Texas seemed to have a bit of a dip in trending from October 2010, it wasn't by much.  By and large it looks as if the Selma Texas Real Estate Market is holding steady with sales and prices.

This months Selma Texas neighborhood spotlight is Retama Ridge.  

Retama Ridge

Retama Ridge is a semi established neighborhood in Selma Texas.  What I mean by that is that the neighborhood is approximately 10 years old.  Homes consist of 1 and 2 story single family residences that have semi mature landscaping.  Currently there are 7 homes available for sale in the Retama Ridge Neighborhood.  Homes sizes are from 1500 square feet to a little over 2500 square feet with prices that range from $143 to $169.  Retama Ridge is located in the acclaimed Judson Independent School District and is close to Military Bases such as Randolph Air Force Base and FT Sam Houston (Joint Base San Antonio), TX and very convenient to shopping such as the Rolling Oaks Mall and the Forum Shopping Center in Live Oak Texas.
