Upon conducting a recent search for accessible homes in the Clarksville, TN area, I came to the realization that there was a serious problem in our housing market. The market for accessible housing is being severely underserved by our local Real Estate market.

Our MLS has a check box for “Handicap Accessible” which is a great way for agents to search for accessible homes. The problem lies in the fact that the general definition of
accessible seems to be that either the home has a wheelchair ramp leading to the front door or it was built on a slab, rather than a basement or crawl space.

I am somewhat confounded by this situation, given that we are situated right next door to the 5th largest population in the Department of Defense at Ft. Campbell, KY. The obvious need would rest with those brave men & women who have been injured while serving
our country. And the need extends far beyond those serving in the military.

I helped a couple find a house that has a very special, special needs child who would most likely need assistance bathing and might be in a wheelchair long into adulthood. At the
time I was helping them, I never thought about the issue because an accessible house was not a specific requirement. I also read an article the other day about a young girl who was paralyzed from the chest down after the car she was riding in was struck head on by a drunk driver. I sincerely wonder how their future housing needs will be met as she grows older, especially if she remains paralyzed. Clearly there needs to be affordable options for those who have children with special needs.

I have also met people looking for house with degenerative diseases such as MS. While I cannot understand these types of challenges, I do know that over time, their housing
needs will change. The same can be said for those looking past retirement and how their health and mobility will be affected as they become more seasoned with age. There is a need for those who want to plan into the future. Wouldn’t it make sense to purchase a home that is designed with those future needs in mind?

It is clear to me, based on these observations, that the term “accessible” will have different
meanings for different people. More often than not, existing homes or new spec homes will not meet these needs. One solution is to work with contractors who can modify or build homes to meet the specific needs of the Buyer. In just a short time, I have identified two local builders who have experience in building homes to meet these very specific needs. These builders understand that “accessible” is about more than just getting you to the front door.

Mike, It is so true that it's difficult to find homes with amenities for folks with special needs. It makes it very important that it is indicated in the MLS info when a home is listed that can serve those needs. Remembering to check the box indicating the home is accessable when entering it in the MLS data, is an important step all agents should be aware of. This will help locate those properties when a buyer is in need. Your post is a valuable reminder, and your clients are fortunate to have you helping them find their home.
