2.  In 2007-8, agents told us that staged homes often stimulated multiple offers. In today's market, they are telling us that staging a house will sell that house.  Therefore protect your investment from being under-valued.  After this home was staged, it received an offer 3 hours after it was on the market for considerably higher than comparable homes in that neighbourhood.

3.  While investing a few thousand dollars may seem out of your budget, do remember that often a staging fee will be less than the first price reduction on your home if it doesn't sell.

4.  The recent boom in home decorating shows and publications means that the potential buyer demographic is more educated about decor, colours, layout and space design than ever before.  This is a savvy group of consumers that is expecting to be impressed.

5.  A house is a product - and for that product to sell, it must be marketed and package in a creative and positive way.  Make sure your investment stands out amid all the other MLS listings.

Rachel, you are so right that a buyer makes their decision about a property in 30 seconds and if they do not , they certainly start deducting from the list price which is unfortunate especially if all the fuss is cosmetic!
