I have been looking for a place for a client all summer. We have written a few offers but seem to always get beat in a multiple bid or "highest and best" scenario. This week we found a really nice brick ranch listed and after a drive by was asked to check into it for them. Being a foreclosure I tend to really check things out prior to an offer. There is a pole barn in the back with access through the garage. Yup, the driveway goes through the garage and to the pole barn (there wasn't room on either side so it was the only option). Here's where it gets crazy. On the MLS sheet it says 120' x 660' yet the legal at the County Equalization says 120' x 183'. Apparently before losing it the previous owner sold the back 120' x 477' including pole barn to a third party. The list agent knew nothing about the sale. As a matter of fact when I contacted the new owner of the pole barn he was furious because when the foreclosure assett manager did the trash out they took everything that was in the pole barn too. Yikes. So... now not only does the pole barn NOT go with the parcel as listed but there is a bigger question. Can the new owner of the ranch restrict access to the pole barn being the only way to it is through their garage? I am sure there will be a resolution but not with my client involved. We will continue our search for the perfect little spot to call home.

In Louisiana home owners cannot be "land locked". In our state the new owner would have to provide access to the back lot.

That is insane!  I can't even imagine how that will be resolved, but how unfortunate for your buyers that really liked the house and more than likely would have made an offer.
