What does it mean?
Even though it's only 4 fewer sales than last year at this time, it's part of the trend for Bethesda real estate this year that homes sold and sales volume are down significantly in many months. The average sold price is down 6% but the median is up 2% (a trend that has held through the entire year with the median increasing year over year in every month of 2007).
The discount is the % of the original list price the seller got when the home sold. On average that was 96% - no change from last year in August. Many times you will see a home advertised as getting 100% of its asking price at time of sale - they just neglected to mention the price reduction!
Days on market were less than this time last year, which is very helpful during the stressful time of a home sale. The faster sellers can get their home off the market the happier I find them to be - a lock-box removal party comes to mind!
This zip code in Bethesda continues to hold value and have sales since its location is such a sought after one. Nationally ranked schools and close-knit neighborhoods enable these homes to continue to sell and defy national statistics. Sellers need to be aware of the pricing trends as they are thinking of putting their homes on the market and pay close attention to these recent sales. Buyers can see with these market statistics what homes have been going for and how they might consider structuring an offer on a home for sale in 20816. Homes that are in good condition in this zip code still go relatively quickly and as you can see by over 100% of asking price on 3 of these sales, multiple offers still exist.
