Analyzing The Housing MarketThe Camp Lejeune Jacksonville NC Real Estate Market Report, comparing January - October results in 2011 to January - October results from 2010 shows some interesting things about our local market.

Re-sale homes continue to have decreased sales numbers in the market while new construction continues to increase their sales numbers and market share of local home sales. With an abundance of inventory on the market, I do not expect any change to this as we move through 2012. Average sold prices have increased for new construction, and though decreasing for re-sale homes, not at the catastrophic levels reported elsewhere in the country. Again, I do not expect any significant changes to these trends through 2012 either.

It is important to remember that we had record sales in 2010...even higher than 2007, so comparisons to last year need to be viewed in that light.

Overall Single Family Home Sales for the January to October 2011 time frame, including both new construction and re-sale numbers are:

Sold 1 Year Ago: 2400

Decrease of: (371) or down 15%

 

 

Avg Sold Price Current Period: $178,539Increase

Avg Sold Price 1 Year Ago: $177,580

Increase of: $ 959 or up 1%

 

New Construction Single Family Home Sales for the January to October 2011 time frame:

Sold Current Period: 1193No Change

Sold 1 Year Ago: 1195

Negligible Increase of 2 units

 

Avg Sold Price Current Period: $191,136Increase

Avg Sold Price 1 Year Ago: $189,820

Increase of: $ 1,316 or up 1%

 

Re-Sale Single Family Home Sales for the January to October 2011 time frame:

Sold Current Period: 836Decrease

Sold 1 Year Ago: 1205

Decrease of: 369 or down 31%

 

Avg Sold Price Current Period: $160,564Decrease

Avg Sold Price 1 Year Ago: $165,442

Decrease of: $ 4,878 or down 3%
