The Camp Lejeune Jacksonville NC Real Estate Market Report, comparing January - October results in 2011 to January - October results from 2010 shows some interesting things about our local market.
Re-sale homes continue to have decreased sales numbers in the market while new construction continues to increase their sales numbers and market share of local home sales. With an abundance of inventory on the market, I do not expect any change to this as we move through 2012. Average sold prices have increased for new construction, and though decreasing for re-sale homes, not at the catastrophic levels reported elsewhere in the country. Again, I do not expect any significant changes to these trends through 2012 either.
It is important to remember that we had record sales in 2010...even higher than 2007, so comparisons to last year need to be viewed in that light.
