My Million Dollar Loss - The One That Got Away

 

Over all the years I've spent working in the real estate industry, I've lost my share of listings and contracts, But the biggest one was a million dollar loss.  You could say, it was the one that got away.

 

I'd only been a real estate agent for a few years, selling residential real estate.The one that got away  Through a friend, I obtained a great commercial listing on the strip in Branson.  Luckily, I listed and sold it within 30 days for cash.......it was definitely luck!  My biggest sale ever!

 

Thinking selling commercial real estate was more profitable, I started looking for other avenues and began running around with a major country music star and his realtor.  We decided to put together a group of investors to build a music theatre for the country singer.  I had just sold an investor a home in Ozark and contacted him.

 

We began meeting weekly in Branson, working out all the details and wrote up a a contract to purchase the land and start the construction on the theatre when another investor was introduced to the group. 

Within 30 days the investor had sabatoged the entire contract bringing in his own group of investors and ended up building a theatre for another country music singer.

Looking back I learned that commercial real estate was not my strong suit and that residential real estate was.  What I would have done differently?  Refer the transaction to an experience commercial real estate agent and taken a referral. 

My own investor thanked me years later when the theatre was sold at a loss.

Chuck, I have never regreted selling residential real estate and helping buyers and sellers.  Commercial is too risky to depend on one sale a year.

Colleen, I believe everything works out for a reason too.  I'm thankful my investor and I remained friends after the transaction.

Kay, you were sabotaged for sure and that was no indication of what was right for you. If anything it should have been a lesson in learning when to stop the inclusions.

Conrad, you're sooooo right!  Commercial is definitely more profitable, but fewer transactions.  A daily stream of smaller closing is better for me.  In my area, the average home is priced around $130000, so it does take many transactions to make a million.

Right on Ed, it's a lot easier to control a residential transaction than it is a commercial one.   My lesson not only showed me to stick with what I know and let someone else work the commercial side, but it brought me back to the area I knew the best, selling Springfield mo real estate.

Kay - Years ago I had a similar experience with a developer and a big land purchase.  I worked on it for over two years and in the end it did not close as the State of California made a last minute decision the land could not be developed as it was home to an endangered species of frogs...Not only did I lose the land sale I also had an exclusive agreement to list the 20+ $2M homes.  The bigger the deal, the bigger the risk is the lesson I learned.

Thank you Karen, commercial real estate is for some agents, but I'd rather work with first time home buyers or families needing a good home.
