Question about price reductions for my fellow Realtors?

QuestionFinally my sellers are ready to lower their prices....Maybe I will be able to make their properties move.... 

Question -- Should I reduce the price all at once for the maximum drama? Or should I split up the price reduction for a lengthier presentation?  If so how would you split up the reductions?  One  reduction will be $10,000 with the new price at $169,900.  The other reduction will be $5000 with the new price of $144,900.  Thanks for the imput!

New price

In my market the price change shows as a new status change for 3 days.  These listings are getting elderly and I am getting concerned about whether I will sell them.

All at once and don't look back or second guess yourself. The seller agreed to a a $10K reduction, so share it with the market and get it sold. This is no time or market to play games.  Good luck.

Debbie, get ahead of the curve. It will be more likely to sell. It appears that your sellers recognize the need for the adjustment in order to be competitive. If you do small reductions you risk trailing the competition down. Lead the pack and get it under contract...unless $10k is really not enough...

I agree with Brian all at once.  Educating the buyer as to what price will SELL the home is what is needed. The question is easy do you want to chase the market or have the market chase you. One of our agents in the office had a stuburn client listing and he got the first reduction signed at the time of listing knowing that the home is overpirced and also told them that they would probably have to reduce again after that.  Some clients won't listen to our advice on price. Even the best home will not sell if not priced right.

Actually when I listed 722 Pearl I was not sure of the price... I warned her the key would be how many visitors we had....Within 10 days I told her we needed a price reduction but her attitude changed and it took over a month to obtain the first price reduction.
