Slow Market = Good Time to Buy!

Don't be confused...Now really is the time to buy a home. There are more homes on the market then buyers which makes it a Buyer's Market. Now, that doesn't mean you can get a home for 80% of the asking price. However, the Sellers are more flexible. Instead of undercutting the asking price, ask for the refrigerator (a potential savings of over $1000) or ask for the washer/dryer (another $1000). Don't forget a Pre-Owned home has literally $1000's of dollars of decorating features you'll have to buy in new construction, for example blinds seem like a simple item, but the are very expensive and time consuming when you consider installing them on ALL the windows of a home. Don't worry about the condition of the home, hire a qualified Inspector to look over the home and prepare a full report. Make sure you ask for an Inspection period on your offer to purchase the home. Then, if the home is in need of repair (even new construction needs these inspections), you can ask for the items to be repaired. Don't forget the all important Termite Inspection...a lot of homes have termites, but if caught early enough the damage can be minor enough to repair. Take your time, but know the homes that are in good condition will not be on the market for long...be prepared to make your best offer so you don't lose out on your dream home.
