
While the numbers are still a little disappointing, I can see a little light at the end of the tunnel! Did I say light? I really meant that I see a flicker... The numbers year over year in this market are very encouraging. They're still not as great I'd like, but they are definitely encouraging.
In October of 2010 there were 953 closings. In October of 2011 there were 1063. Huge difference? No, but certainly going in the right direction.Right now we have 1322 listings that are in "pending" status versus 991 this time last year. The number of units that were sold are definitely up. This is certainly a good sign that positive things are happening in our market. Right now we have 10,267 active listings versus 13,625 for the same time last year! Certainly an indicator that the market is TRYING to correct itself!

The number of available properties is decreasing which is another indication that we are edging closer and closer to a "normal market" with a 6 month supply of homes available. 
Fluke? Shadow inventory? Voodoo numbers? I don't know. These are the cold hard facts we have to go by.
Could it be? Dare I say it?? Has our market hit bottom? The truth of the matter is that we have fewer homes on the market, and the prices have taken a turn upwards. That's just the way it plays out. This is a great time to be a Buyer in Jacksonville Florida!
