Top 5 Reasons You Should Professionally Stage Your Home,   Colorado Springs.

 

Is it just me? Or are you, REALTORS® and those affiliated with this industry, amazed that homeowners really don't understand that a home will sell faster and for more money if its professionally staged? 

 

Which scenario makes sense to you? Pay $500-$1,000 for staging your home (this is approx., but you get the idea) before you list it, or take a $10,000 price reduction because it didn't sell in 60-90 days? Math and common sense would tell me this is a no brainer. However, just in case, I've repeated some statistics I'm sure you're familiar with, but may need to remind clients. These are public stats that I wish were more recent (like the last 6 months), but are still accurate in their overall message. Staging Sells!

 

1.    You’ll make more money.

 

          Professionally staged homes sell, on average, 17% higher than un-staged homes.

 2. Your professionally staged home will look better online.

 

Your professionally staged home will look better in photos and virtual tours, capturing the attention of internet shoppers.

 

          87% of homebuyers use the Internet to search for homes

3. The cost of staging doesn’t cost a dime.

 

Sellers who spend typically $300 - $400 on staging services recovered over 586% return on their investment. So a $300 investment in staging may result in $1800 more for the seller at closing.

4. Give buyers the ability to see your home’s potential.

 

In 2009, a study of 126 vacant and occupied homes (not staged) were on the market an average of 263 days (9 months) unsold. Those same homes were staged and sold in 60 days on average after staging. 78% less time on market.

Also in 2009, a RESA study of 284 vacant and occupied homes that were staged before they went on the market sold in 40.5 days on average after staging.

I totally agree with you but often they think we are just judge mental or trying to feed some one else the stage our friend... and homes show so much better staged at least if we could get through to them and make them understand that they should at least clean depersonalize and de clutter wouldn't life just be so much easier in real estate

Kim, all good reasons to stage the home - #5 beig the best in this market, the home sells quicker if staged (though couple of my buyers decided not to buy the home that was 'staged' as they felt it was overdone and fake!)

Derya - Yes, cleaning, decluttering, and depersonalizing should be a given. I think before and after photos go a long way in illustrating to homeowners how staging can make a powerful impact.

Praful - Hmmm...that's interesting feedback. Staging should not be about making it pretty, but accentuating the positives, showcasing architectural features, and making an emotional connection so Buyers want to live that lifestyle. Thanks for commenting.
