I have another listing expire today.  After speaking with the seller, I said I'm sorry to see you leave the market, but hope you are able to come back reduced, of course. (I really didn't say it quite like that.)   The Springfield Mo real estate market is struggling to rebound for homes like yours.Springfield Real Estate

 

Like many higher priced homes in our area, I see more Springfield Mo homes from $250,000 and up expiring due to the lack of buyers in this price range.

 

In 2010, while 599 homes expired from $250,000 and up, 391 sold in the Springfield Real estate market.

 

This year, so far 465 Springfield Mo homes have expired from $250,000 and up, with 344 homes have sold.

 

With over half of the inventory expiring, pricing your home is more important than ever.  After further research, 26 homes in 2011 were foreclosures.  This shows that homeowners this year have priced their homes more competitive than in 2010.  But there are not as many buyers.

  I'd love to know your thoughts about your market.

Here in the Sarasota market we are experiencing a vast number of homes expiring as well, mostly due to unrealistic listing prices and the inability of the owners to understand the true value of their homes.  One that came off the market today has been listed with seven different companies over the last three years and I was amazed that the last two agents had continued to list it at a very inflated price.  Although we are experiencing a slight recovery in the market, most of the expired homes were priced at very close to the "bubble" prices of 2004-2005.

Kay, in our Greene County here in Georgia, we see a similar thing happening.  We lost an expired listing yesterday, and it was a relief!  Sellers who insist on a high price just aren't worth our time.  Here, at Lake Oconee, we see activity in the low end, and the high end, the middle is rather stagnant. Let's hope 2012 will bring more sales.

Marnie, I remember having at least 2-3 buyers in this price range a month a few years ago.  Now, it's 2-3 times a year.  So many are not able to sell, causing them not to be able to move up.  More have lost their equity and can't afford to sell to purchase a new one.  Glad when the market improves.

Jim, good to see you.  Expired listings were what got me started.  I hated cold calling, but  became a Sweat Hog and learned that picking up that phone actually made money.

Conrad, here too.  I finished a CMA this evening and from $200,000 to $350,000, I found 58 homes active on the market in one area alone, with 2 selling in the past 6 months.  No wonder so many are expiring.

Suzie and Jim, our low end homes are still moving.  I don't see much of the high end selling at all.  Boy, when it does, everyone knows about it.

I've noticed that in our market everything below $250K is moving but sluggish. Many years ago I did a post about nothing over 400K had sold in my area in over a year.  That was at the original market slow started to happen. No one believed me but the market doesn't lie.  Great facts to give for your conclusion.
