Is More Transparency In Appraisal Fees Needed?

The Appraisal Institute and Consumer Financial Protection Bureau is ask for what they refer to as more transparency in appraisal forms and document. This has become an issue because of the ill advised Dodd-Frank Act, and the impact that it has had on the appraisal process.

These days many Lenders are using Appraisal Management Companies to order their appraisal through.  This has raised the appraisal cost to the consumer.  I can understand the desire of Appraisers to heighten the awareness for the increase costs, but I fail to see how knowing the reason, results in any benefit to the homebuyer.  It isn't like the homebuyer has any choice in the matter, accept to go to another Lender that does not use Appraisal Management firm.

At McCue Mortgage we do not use an Appraisal Management Company, but that is because we have the people in place to manage that ourselves.  There are others that do not have the in house people in place to do it themselves, therefore us an Appraisal Management Company.  I am not a fan of Appraisal Management Companies, but I do not see how this so called new transparency affects a homebuyers choice in Lenders one way or another.  I have never had a Borrower choose me to do their loan because my appraisal cost were lower than the next Lender.  It is the overall costs that they look at in making their decision.

So unless I am missing something, I fail to see what the benefit is to the Buyer by asking for there to be a separation between the administrative fees, processing fees, and appraisal fees that are connected to an appraisal.

My friend you are being extremely polite!

The "Dodd-Frank Act" is the answer to all those ignorant fools that holler "There ought to be a law!" Instead of demanding that the existing laws be uuniversally enforced!

The "Dodd-Frank Act" raised cost lowered quality and service. It solved nothing!

We'll get more and more of these laws because as Iann Rann said you can't control an honest man! "There ought to be a law" will someday to control excess breathing, then we'll all be controllable!

I'm glad to here McCue Mortgage is big enough to protect it's clients.

As you know, I have written about Dodd-Frank for some time. This legislation should be repealed, but that won't happen yet. Besides Dodd-Frank and the creation of HVCC, has hurt consumers so badly. To think this type of legislation was done for the protection of consumers is such a crime. Keep up the good work George, I'm with you!

Those are not consumer protection fees.  The consumer really doesn't care how they divide the cost of the appraisal.  It's THE COST of getting th eloan that they are more concerned with, as they should be.  Even if they were focused entirely on just the cost of the appraisal in choosing their lender, they still would not care how that particular cost was broken down.  It would still be THE COST of the appraisal.  

In addition, I'm sure there are subjective calls on HOW to break it down.  

This is one more example of what poor stewards of money, many institutions etc are.
