Should I sell my home in Ada or Canyon County?
I hear this question every single day....
To answer the question I have compiled some data for you on the average prices of homes in Ada County and Canyon County.
Average Sales Price
October 2011/2010 September 2011/2010 August 2011/2010
Ada County $174,000/$172,000 $171,000/$185,000 $175,000/$186,000
Canyon County $87,400/98,600 $83,900/86,400 $87,100/$92,000
As you can see....
Our Average Prices are staying pretty steady....we are still a bit behind 2010 numbers....but we are not in a free fall!
Why are prices lower than they were a year ago? This is due to the number of short sales and foreclosed homes on the market. Banks want homes to sell with it 30 days. Thus they clearance price homes so that they sell very quickly.
So my answer to the question of "Should I sell my Canyon or Ada County home now?" Is Yes absolutely you should. We know what prices are right now...we do not have a crystal ball to predict what the market is doing in the future. Do you want to lose more money when you sell your home? Don't you think that it makes sense to gain equity in a home that meets your needs than to wait for the market to increase....
Your dream home's price will increase at the same time and may be not as affordable as it is today!
We have many buyers purchasing homes and that is a good thing. The remarkable statistic is that we have almost half the amount of homes for sale than we did in 2010! So if you are thinking of selling your Canyon or Ada County home Call me!!!
