Dear Deborah.....What is the Canyon County and Ada County Idaho Market doing?? Distressed VS Typical Sales October 2011

Dear Deborah....

Why can't I find a home to buy that isn't owned by a bank or in a Short Sale in Canyon or Ada County? 

 

Well that is a good question.....

The reason is that many folks can not sell their homes without doing a short sale as they do not have enough equity....

 

Here are some statistics provided by Hennessy Appraisors and Intermountain MLS

 

For the year from January to October we have had the following sales

As you can see it has been a pretty good year over all....lots of bargains can be had with buying a distressed property.   

However you must have a lot of patience....Banks are not always easy to deal with.  Escrow time periods to close may be a bit longer than usual...

But the price you purchase a home for in the end is worth the wait!

Good information.

Thank you for taking the time to post all this by hand. 

I have been wanting to post the marketing data challenge, but I can't figure out how to get the wonderful reports I can run on screen from my MLS to print or save into a format that I can copy over to AR. 

Anyone want to chime in?

Kevin our MLS system doesn't have any graphs, charts, etc.  I've begun doing neighborhood posts.  When I get a few of those under my belt I will start to run numbers on them every couple of weeks.  Great Google juice so I'm told.  Deborah thank you for the informative market report and jump starting both Kevin and myself.

I haven't done the calculations but my observations on the ground match that exactly.  Something very weird just happened to me..... I have two equity (typical) sales that just went pending.... I was beginning to think I would only be a buyers agent for REO's for the rest of my career.....

Kevin...usually I would have posted a graph but I couldn't get photos to post last night so I entered it by hand.   they way that i do it is to print out my PDF and scan it as a picture...save as a Jpg then i just add it in!!   I am lucky....this Appraisor sends out reports as does my own office every month!!!

Joan...it is a reality....but at least some folks are able to find affordable housing!!!
