Dear Deborah....
Why can't I find a home to buy that isn't owned by a bank or in a Short Sale in Canyon or Ada County?
Well that is a good question.....
The reason is that many folks can not sell their homes without doing a short sale as they do not have enough equity....
Here are some statistics provided by Hennessy Appraisors and Intermountain MLS
For the year from January to October we have had the following sales
Town Distressed Typical Total
Number Percent Number Percent Sales
Notus 2 100% 0 0% 2
Caldwell 646 76.2% 202 23.8% 848
Nampa 1227 73.1% 452 26.9% 1679
Melba 10 71.4% 4 28.6% 14
Wilder 30 69.8% 13 30.2% 43
Kuna 247 68.2% 115 31.8% 362
Parma 32 66.7% 16 33.3% 48
Middleton 121 61.4% 76 38.6% 197
Star 94 57.3% 70 42.7% 164
Greenleaf 12 57.1% 9 42.9% 21
Boise 1567 47.5% 1734 52.5% 3301
Meridian 734 47.1% 824 52.9% 1558
Eagle 195 46.4% 225 53.6% 420
Garden City 45 42.1% 62 57.9% 107
Grand Total 4962 56.6% 3802 43.4% 8764
As you can see it has been a pretty good year over all....lots of bargains can be had with buying a distressed property.
However you must have a lot of patience....Banks are not always easy to deal with. Escrow time periods to close may be a bit longer than usual...
But the price you purchase a home for in the end is worth the wait!
If you are looking to buy a home or an investment call Deborah today!
