Agent's Pick Up Your Phones!

By
Real Estate Broker/Owner with Summers/East Coast Realty Group

Please allow me to vent.

Today I have been setting up showings for a buyer client of mine, for tomorrow.  She wanted to see six properties all within close proximity.  So I called six listing agents.  Of the six, four of the listings listed a different phone number for appointments, other than the agent's cell phone number.  Of those four, every single one went to voice mail, and an hour later I am still yet to hear back.  In fact, the only agent who picked up the phone at all was Eric Bouler, an AR superstar in my area.  Kudos to you Eric.

More opinions than you want to hear about.

Up here on the other end of the river, we have a link on the MLS listing that goes to a showing service.  I almost never have to call anybody, and the confirmation is also by email.  In the old days, calling the broker's showing desk was the usual manner of requesting an appointment.  It was usually a dedicated appointment line, and it was usually voicemail.  Worst of all, one very large broker had greeting messages so long they could almost last past the time of the appointment.  Agents who confirm their own appointment requests and are not available to respond to the request are not fulfilling their fiduciary obligation to their client or their professional obligation to their colleagues.

Mike, your system sounds ideal.  I'm very jealous.  New Orleans real estate market is very hot right now, especially considering the market conditions in the rest of the country.  However, my city is traditionally slow to adopt new ways of doing things, as evidenced in our rich traditions of music, food, and revelry.  So, for now, I will keep doing it the old fashioned way and pester the listing agents phones and emails until I get what I need to know.
