Just Sold to a Very Happy Buyer in Dominion Valley (Haymarket, VA)
When you are relocating to Northern Virginia from the southwest United States, finding a real estate agent isn't as easy as asking a friend for a referral. The Buyer who found this townhouse in outstanding condition found me via the Internet. He had been searching for an agent that worked the Bristow and Gainesville, VA marketplace. While I ended up representing him, his dream home was not in Bristow or Gainesville, but in Haymarket's gated, golf community of Dominion Valley.
The home was listed for $349,950. As a three bedroom, three and a half bathroom, one car garage attached home with a finished rec room in the basement, that list price seemed a bit high. Once my Buyer decided he wanted the home, we ran comps to see what other Dominion Valley attached homes like it were getting in their final sale prices. I was thrilled for my Buyer when negotiations stopped at $335,000.
This home had new stainless steel appliances, hardwood floors on the main level, new carpet and paint and impeccably done bathrooms in ceramic tile. The most notable feature of this style of home in Dominion Valley is the very large size of the second and third bedrooms.
Of course, the reason my Buyer was able to get such a great deal was that he was able to settle within thirty days. His financing was secured and he was not in need of of closing cost help from the Seller. The offer he wrote was very strong, even though he had a home inspection and radon inspection contingencies.
The final sale took place on November 30, 2011 for the agreed price of $335,000.
