Julie, I used to give a home warranty with each of my sales however great care should be taken when looking at coverage.

Some policies are not worth the paper they're written on and the deductible should also be a concern...

Agree Paul, ours is through HSA and we beefed it up for our specific brokerage. So far so good. At a low cost of $435 it really has saved many of our clients from disruption and unhappiness.

That's impressive that the company offers coverage to the seller at no charge.  Home warranty companies don't do that here in California.  Good suggestion and sellers would be wise to take advantage of this, especially on older homes.

We had a home owner call us in a panic at midnight the night before closing because her water heater had given out. The new replacement was in place by 10:00 am the next morning and the closing went off without a hitch. That was a very Happy Seller!

Julie:

I always provide a home warranty for buyers and to sellers if they want it.  My company pays for half of the warranty, but even if the company did not, I would provide a home warranty.  Buying a warranty is pennies compared hours of trouble if there is no home warranty.  I look at it as my insurance from calls from the buyer.

I am a firm believer in the Home Warranty.    We use HSA warranties too.   It does save a lot of clients a chunk of change in a crises.

The great thing for Minnesota agents is that last year we added a home warranty purchase directly to our standard state purchase agreement forms so the agent can just check a box for the buyer making it hard to ignore or forget. It can be included in any seller contributions making it easy for the seller to say 'No Problem'.

You are so right Julie. A home warranty is an excellent investment. They aren't that expensive, and for a whole year of coverage it would be crazy not to get one - better than insurance.
