10 Economical Ways to Boost Your Home's Sales Price

1) Retouch the exterior shell.  You know what they say about making a good first impression.  This is where it starts. 

2) Give your landscaping a manicure.  Trim the hedges, clean up the beds, mowe the lawn, pull the weeds can make a big difference in the way your home looks.  Plant some colorful flowers.  If shrubs are hiding the front of your home people can't see your home.  When agents photograph your home there is nothing worse than showing a large tree and not seeing the home. 

3) Paint the interior.  You've been living in your home and things happen.  Take the photos off the wall and see what imprint is left on the wall.  Paint with neutral colors that are pleasing to the eye.  Make it so the buyer doesn't come in and think they have to repaint because you chose to paint the walls red. 

4) Floors can be simple.  Steam clean your carpets; twice if needed.  Wood floors can be buffed.

5) Deal with major repairs.  If you have a leaky roof, fix it first and foremost before you paint.  There's no need to do something twice.  Controlling the costs as a seller will allow you to control things.  If you leave it for the buyer to fix, the buyer will present you with quotes for the work that will be higher.

6) Deal with minor repairs.  If you have a toilet that is constantly recycling change the toilet flushing mechanism.  Parts will run you around $25.00, take you about 30 minutes and require minimal tools.

7) Fix your windows and sliding glass doors.  If your windows are drafty and your sliding glass doors is tough to operate, what kind of impression will that make.  Windows may need to be caulked (research proper methods for caulking and tooling joints), install new screens or screen cloth and clean sliding glass door tracks or adjust the rollers.

8) Put new light bulbs in.  If you have a fixture make sure you have all of the light bulbs the same.  Light bulbs come in lots of different colors.  Make sure they are all the same color.

9) New appliances.  Ask yourself, would you cook on that stove or in that oven?  Kitchens are the center of any home.  Make a good impression here.  Make people feel like they want to be in the kitchen and that could be the difference between selling and holding your home.

10) Clean your bathrooms.  You know what they say about cleanliness. 

When you sell your home, put yourself in the buyers position because you are going to be one once you close.  See yourself looking for homes and ask yourself if that would be acceptable to you.  Hold yourself to the same high standards as a buyer when you sell and you could sell your home a lot faster.

What a great list and I am so glad to see that you do not encourage them to do major renovations.  Putting in a new kitchen or bath usually is not very cost effective because no matter what you chose, the new buyer wanted something else.  The exterior of the home and the landscaping has detered many of my buyers from wanting to even enter the house.  They assume if the outside is that unappealing, the interior must be worse.  Good tips and thanks for a great post.

Alan, the first impression is very important in meeting and greeting  people as well as looking at homes. It is best to put out your very best effort and have everything in working order and looking good and fresh and clean.
