What Do You Want From Your Title Insurance Company Regarding Short Sales?

First America Title San DiegoMany look at Title Insurance Companies as the same between all the underwriter's you have a choice to offer your clients.  Title Insurance isn't just Title Insurance -- there is a lot that can be done behind the scenes to better communicate and alert you as an agent to problems with the individual person or property your attempting to close.

What does your Title Company or Title Agency do for you to assist you with closing Short Sales?

Does your Title Company do anything different for you as an agent?  

Do they offer an increased level of communication as the Short Sale takes months to close.

I would be interested to know as we are always learning.  First American Title Company in San Diego offers a special short sale assistance department that offers agents some unique benefits.  We look at the public record to see if any foreclosure activity is occurring on the listing.  We do a special search on a monthly bases to make sure we don't miss any items that could cause a problem with the closing of your transaction.

I never thought about seeing what the Title company would be willing to do to help my client. This is something that I will keep in mind for the future.

The title company I use doesn't offer any "special" assistance, BUT I ask them to open title and check periodically throughout the duration of the listing for any new liens that may pop up. I don't like surprises right before closing.

I might have to check on First American Title to see if they offer special short sale assistance here. Would be nice to not have to send reminders, etc. on my short sale listings to the title company. Hmmmm.....
