I speak with Madeline Island homeowners frequently about their frustrations dealing with summer rentals.  Sure, they get a decent number of rental days per season, but many of these homeowners would like to see more rental volume.  Most of these homeowners rely solely upon their property manager/rental agency to do the marketing.  And that may be one reason why these homeowners are frustrated with their rental income figures each season.

I'm not knocking Madeline Island home rental agencies here.  I'm only suggesting that they could always use a little help with the marketing side of things.

We've noticed a few Island homeowners who have created their own websites for the purpose of boosting the marketing of their rental property.  From what we've heard, it works pretty well.  It's relatively simple and inexpensive for a homeowner to get involved in the marketing of their own rental.

VRBO Home Rentals by Owner is the first place I'd recommend to a homeowner looking to increase their rental income.  The VRBO website is simple to use and the feedback I've received about success using the VRBO website has been quite positive.

You can also build an inexpensive WordPress website and fill it with photos, a slideshow, even a video.  Best of all, you can speak about your home rental from the perspective of an owner who has enjoyed and treasured that Madeline Island home for many years.

Don't forget to market your vacation home on social networking sites, such as Facebook and Twitter (to mention only a few).

Push your rental on the Web and give your property an advantage over the competition as we enter the 2012 rental season.

Great thoughts, Eric.  In this internet age, online marketing is essential.  A property webpage is not that difficult or costly to put up.  And the VRBO sites work really well, too.

Jeff - Most property owners who hire a rental agency assume that they will get top-notch, aggressive marketing 24/7.  My impression is that a rental manager can't possibly be good at everything, nor do they always have the time to prospect for rental customers as ambitiously as the property owner desires.  The best way to ensure that the property is getting enough exposure is to chip in and promote one's own property.
