List My House in Coeur d'Alene Idaho - This may be the sum-total of your thought process when you go to sell your home in northern Idaho. However, your home is perhaps one of, if not the largest, asset that you own. You owe it to yourself to ask a couple of very important questions in order to identify the agent that will go to work for you.
What questions should you ask? That is probably the BEST first question possible! If you don’t hang around the Real Estate water cooler very often then you may end up asking the wrong questions.
Here are my top questions to ask the AGENT that you’re enlisting to sell your home:
1. PART TIME vs. FULL TIME ASK- Are you a full time agent?
Is the Agent that you are considering to sell your home a Part-Time Practitioner or have they fully committed to the business of Real Estate?
If the why of this question isn’t obvious let’s rephrase it. Do you trust your retirement or investments to a PART TIME FINANCIAL PLANNER? You know when you call them up and ask why they didn’t sell today as the market tanked – and they respond that they were at their other job! … Do you take your car to a PART TIME MECHANIC? When you call and ask if the repairs are done - and they respond that they were at their other job all week. SO WHY USE A PART TIME AGENT TO SELL YOUR HOME?
The Bald Man Group is a full time Real Estate Team – in fact our team comes in early and stays late just about every night!
2. EDUCATION BASED vs. MINIMAL RENEWAL REQUIREMENTS ASK – How has the real estate market changed over the last few years?
You deserve an agent that is committed to education and growing in their professional skills!
The Real Estate industry is not a static industry. Every year it is safe to say that the loan programs have changed, buyer incentives and government programs change and at the “minimal” state contracts are updated annually. Your REALTOR needs to be committed to staying on top of information and trends. I would like to think that the Real Estate professional that you choose to sell your home doesn’t seek the minimum educational requirements but rather looks to add depth to their skill set.
As the Team Leader for the Bald Man Group I have been licensed in 3 states (currently just 2), and I have completed the following training disciplines GRI (Graduate Realtor Institute), e-Pro (electronic Professional), IMSD (Internet Marketing Specialist), CNE (Certified Negotiation Expert), and CIA (Certified Investment Analyst).
3. EXTENSIVE EXPERIENCE vs. COIN TOSS ASK – What have you done with your business?
The old proverb states: There is more than one way to skin a cat. I’ve been told that a deal can’t be done, only to push through to an alternate solution.
From my perspective I would rather have a professional on my team that has experience in closing a complex variety of deals rather than the agent that has closed 10 deals – however, those 10 deals were just one deal repeated 10 different times.
The Bald Man Group brings the experience of a team to your real estate transaction. We have worked with just about every type of buyer including: Cash, USDA, FHA, 203 B & K, Conventional, VA and BOND.
4. MARKETING vs. FALLING IN A HOLE ASK - What are the current trends in Marketing?
The worst possible thing you can do as a home seller is to select an Agent that doesn’t know how to market your property in today’s terms!
The marketing of Real Estate has changed drastically in the last few years. Buyers are searching the internet for between 3 and 7 weeks before they even contact a Real Estate Agent. The public is much better informed. So if the Agent that you select is still basing their marketing in “PRINT” advertising (keep looking). The person that buys your home will not be reading a newspaper and probably will not be driving by your house. You have a greater chance to catch them through internet marketing.
The Bald Man Group has written this blog that you are reading (the internet works!) We also have an ownership stake in a local social media marketing company (Social Sneakers) … because we understand the power that is behind the current marketing trends.
So this morning when you had the thought, “I’m going to List My House in Coeur d'Alene Idaho today!” You started down a path that is going to require a little more effort in order for you to obtain the best results possible.
