October 2011 Dublin Market Update – Holding Pattern

The real estate market of Dublin had increased in both sales pending and inventory during October, still with its fluctuations that has been going on in the last several months. The fluctuations aren’t much and isn’t something to be worried about, just a bit interesting for now.

Sales pending in October increased by 5 units or 17%, just after having a decrease of 7 units in September. There were a total of 34 sales pending of detached single family homes in October, in comparison to September’s 29. Inventory increased for the 2nd continuous month from September’s 68 homes to 73 or a total of 7% increase. Inventory relative to sales pending didn’t have much change and was at 2.1 months by the end of October, just off a bit from September’s 2.3 months.

The marketplace of Dublin has been in a quite of a holding pattern in the last several months, unsure which way it likes to go. Sales have been stable, though, and the levels of inventory are healthy, so all looks good heading into winter.
