Listing and Sales Summary – November 2011 – Colorado Springs Real Estate
When looking at the Listing and Sales Summary for November 2001 (provided by the Pikes Peak REALTOR® Services Corp), this Colorado Springs CO Realtor would like to share a few thoughts to consider.
As winter begins its cycle in November for Colorado Springs, there a few down trends to notice, which are expected for this time of year. Mainly three areas have shown some decreased numbers; however, this is not all bad considering that the total active listings are still under the 3,700 mark for El Paso County, which boosts a population figure over a half million people.
Take a peek at the single family/patio statistics of the Big Three Downers:
- First, new listing inventory is down an incredible 13.4% from last month, and 10.2% when comparing this current November 2011 to November 2010.
- Second, the Colorado Springs Real Estate yielded its active sales performance from October 2011 of 758 units sold to 645 for this past month. Although this is a 14.9% drop off from last month, it is still a whopping 19.0% higher sales mark from the year before.
- Third, the overall average sales price dropped 1.5% from last month, and when comparing this to November 2010, the average sales price dipped 6.5%, specifically dropping from $233,286 to $218,230.
Personally, I believe this market is poised for many good things to happen, particularly given the fact that the listing inventory (3,667) is very low as compared to the projected population growth of El Paso County. Another thing I’ve noticed is that my buyer pool is also waiting for more listing inventory to hit the market before he or she plans to get off the fence about making his or her next purchase.
