TURN THE WATER ON!

If you are the listing agent for a vacant home and receive a call from the appraiser to visit the home, you MUST have the water (utilities) turned ON for him/her to complete the report.  Twice this year I have run across a probelm with this as a Buyer's agent.  The truly awful part is that IF the water is not turned on, the BUYER is penalized for the re-visit required by the appraiser and being charged  for the "re-inspection" fee - generally $150.  Even as frustrating is the fact that most of the time the water is in fact "on", but the main water valve in the home is turned off to prevent any plumbing damage.  APPRAISERS WILL NOT TOUCH THE WATER VALVE.

As  a Buyer's agent this is one more item I will put on my Check List:  Contact listing agent to advise them water needs to be turned on for the appraisal!
