The One that got away-Sneaky Bastard.

Sometime in June 2009,I got a referral from a family member about a Sneaky Bastard going behind a DC Real Estate Agent backguy who was thinking about buying a house.I hope this doesn't mean that I can't trust my own family to give me a good referral. He didn't believe he could buy a house because he thought that it was not possible. He worked two or three jobs to help support the family while the mother took care of the children. I referred him to a lender who told me that he will be able to get the deal (LIAR). Anyway we started looking at houses. After we found two houses that he liked,we submitted an offer on both different houses. But we lost out on both houses. Will the third time be a charm? I thought so. We submitted an offer on a house and the listing agent accepted our offer which was a full price offer.


When things started to fall apart. Listing agent knows that we need to turn on the water and the light for home inspection. Well we get to the house and the light is not turned on-THAT SUCKS. The home inspector did a home inspection even though we had no lights. On top of that we discovered some problems that might cost this home buyer some money to fix the repairs in the house. Days later,we had to go back to the house to do a home inspection because the lights weren't on the first time. Eager to be a home buyer,he realy wanted to buy this house. He saw some potential in the house. Well days later the loan officer calls me to tell me that the Underwriter wouldn't approve the loan.


I was upset because the loan officer assured me that he could do the loan-Whatever. Then I found out later that this home buyer went behind my back and wanted to make a deal with the listing agent-What? Dude are you smoking? I don't know but he is on something. During the whole time he was trouble. He talks tooooo much,thinks he knows everything and I didn't like the way he talked to his wife sometimesHe knew I was mad because I told him that I didn't appreciate him going behind my back talking to the listing agent. But he apologized. And I told him that I am sorry that your loan was denied.


I kept in touch with him. Maybe six months later or so he calls me to tell me that he has brought a house. Really? He said that this Real Estate Agent helped him buy a house with a USDA Loan. All that work I did only for this to happen. He did thank me because I was able to convince him that it is possible to buy a house and he thought that there was no way possible that could happen. Home buyers if you feel like we are not a good match please let me know. Trust me I will understand. But going behind your real estate agent's back who worked very hard for you is just wrong.


What I wished I could of done different. Wished that I would've made sure the day of the Home Inspection that the lights were on. And even though I stayed in touch with him,I didn't stay in touch with him more than I should. Ben Kinney's Ten Days of Pain is something that I should've done with this client. Also I wished that I could've suggested a USDA Loan product to him. Besides he ended up using the product anyway.  

Till this day I have never been to this man's house. Then again I don't think I want to. Sneaky Bastard.

Hey Lanre,

Thos are the tough ones - you spend hours and days working with the buyer only to hear months later he bought with another agent.  Well my prayer is that you get another to replace him and a better client at that.  Much continued success to you!

Just make sure you are serving with enough people to make a good living.

Lanre, I really like your title! It is definitely a bold statement.  As someone else stated above, some people will buy from us and others will ultimately purchase from another agent.  What surprised me is that the sneaky bastard ... lol ... actually called to tell you that he purchased from another agent!  I can see why you have not visited him.  I probably would not either.  I would wish him well and delete him from my database. :-)

You title is strong, just make sure it alone will not put off some of you potential clients reading this. There are always two sides to a story or deal or not, and it does soom like you are attacking him and holding a grudge. I am sure you have been in the business long enough to know it's a numbers game. For every 100 leads you generate, 2 might become clients and 1 might close a deal with you. I would stay in touch!

 Your client exercised free will and chose to work with another real estate agent.  Remember, loyalty will only go so far if the "great deal" carrot is dangled in front of some buyers whether true or not.  We can never close them all, so let bygones be gone and move on to the next one.

Sometimes we have to dig a little deeper with first time buyers. They don't know what they don't know and the first person who helps them figure that out wins. It it terrible when clients don't respect all the thought, time, effort, and planning that we spend on them.  I did a USDA loan a few months ago and it took longer to close than a conventional or FHA loan.  Sorry that happened to you.
