Is Your Vacant Home Confusing the Buyer?

While no seller would intentionally confuse the buyer, most are so familiar with their own home and how they used a sepcific area within their home, that they don't consider that a buyer might not be on the same page.

Case in point:

Here's an area within the home that I recently staged in Atlanta. I walked by this area no less than three times and did NOT know what the intended area was suppose to be. It wasn't until the end of the appointment, when discussing the home with the agent, that it became clear. 

Can you guess?

Kathy- once again I love looking at what your staging can do for a room. And yes... I had no idea what that space was until you staged it.  Sellers shouldn't take a chance that a Buyer will know what to do with that space. (suggested)

Kathy - Oh wow, when I looked at the "before" photo, I came up blank!  Potential buyers would be really scratching their heads.  Seeing the "after" space staged as the dining room makes all the difference!  Great example of the importance of staging.

Kathy, very good point. Often we got stuck with the question what this or that area should be used for and it takes us some thinking and may by re thinking before we come up with the best idea. But this is our job to present our client's house in the best shape. On the other end the buyer neither has that time during showing nor will be willing to put all his energy into figuring out confusing floor plan. He will just go to the next house on his list. Beautiful presentation as always.

Hi Kathy-great post -it is so important to clarify for a potential buyer that space is usable-since they are buying square feet, it really works against a property when there are ambiguous spaces.  Love the neutral yet sophisticated pallette.

So true, Kathy!  If buyers are left guessing how to use certain areas in a home, they do not count that space as "livable".  In dining areas, especially if they are not well defined with some sort of pendant light fixture or chandelier, buyers are often left wondering if that space is really meant for dining or something else.  Lovely staging and photos!

Hi Kathy--my first guess was foyer and I was very surprised when it was a dining room.  Staging does take the guesswork out it for the buyer.  Love your staging and the view from that condo is amazing.

I admit had no idea what that space was intended for.  Staging vacants just allows the potential buyers to see the spaces indended function, allow them to fall in love with the place and put in an offer.

I totally agree with you.  We also see this often in older homes where you get to the second floor and can't tell which is the master bedroom.  We always recommend that the staigng set the master apart to help avoid the confusion.

Kathy, I love looking at your work. It's always beautiful. The other thing I would have wondered as a buyer is how large of a dining set would I be able to fit in that area. Your staging shows that the space easily accomodates at least 6 people. Just gorgeous.

HI Kathy, the usual answer is the buyer can use it for what ever they want to. The seller often believes they are keeping their options open with the potential buyers. I like your solution much better!
