Your Home's VALUE, a matter of PERCEPTION.
How do YOU see it?

If you ask several people what they think the VALUE of your home is; you are likely to come up with several different answers.

That's why your REALTOR's opinion should be relied upon when listing your home for sale. They know the market, and they know how to PROPERLY PRICE the home to get it SOLD.

Your Realtor has an UNBIASED opinion that is determined by doing a Comparative Market Analysis (CMA, also known as a Current Market Analysis or Competitive Market Analysis depending on who you ask.)

Below are the results of an In-Depth Study that was performed; Based on the opionions of parties involved in a real estate transaction. We asked the the value of a particular home and none of them could agree. They all have a different perception, and a different point of view.

So this is how your home's value is seen through the eyes of the seller, the buyer, the lender, the appraiser, and the tax assessor:

Home As Seen Through the Eyes of:

The Seller:
Home as seen by Seller

The Buyer:
Home as seen by Buyer

The Lender:
Home as seen by Lender

The Appraiser:
Home as seen by Appraiser

And Your County Tax Assessor:
Home as seen by County Tax Accessor

As you can clearly see by the above study, EVERYONE has a different PERCEPTION on the VALUE of YOUR Home.

That's why it is important to consult with your Realtor to determine the Asking Price.

Your Realtor knows Your Market and how to
Properly Price your home!

Hahahahaha, Yup value is in the eye of the beholder. It is simply a matter of opinion. The value will be determined in the open market

Cheryl, Thank You, but not entirely my brilliance, I saw a similar presentation elsewhere, so adapted it to fit in here and found some pics to tell the story.

Perceptions are reality and that sometimes creates issues that real estate professionals need to resolve.

Have a great day and an outstanding weekend.

Cheryl, I saw a similar presentation with drawings.  Your adaptation with photos is a fantastic improvement.  I love the creativity shown when you take something simple and turn it into something great.

And that's why it's also necessary each year to check on the tax assessor's valuation. Don't just accept it because it comes from someone in authority. There are methods for appealing thte valuation.

Russel makes a GREAT point! Don't just roll over, appeal the valuation if it is incorrect, so you have a chance to get an adjustment.

Hey Joni, The stars have been there but I think they don't show on smaller screens. Not sure. I have 3 computers and they show more on my big screen (2 layers of stars) compared to the other 2 screens, (1 layer of stars.)

Cheryl, this is hysterical! I have to re-blog it! Btw, my favorite inspector out here is Lisa Alajajian of Homequest Consultants. She is also the President of the New England chapter of ASHI! I'm going to send her the link to this post. She'll get a kick out of it!
