Pawtuckaway Lake waterfront homes had 7 sales so far in 2011, compared to 5 sales in all of 2010.

From this data we can see sales price and average price is down, sales volume and # of transactions are up. Values are not as high but there are more transactions happening this is a good indicator of the beggining of a recovering market. With the historic inflated gains that were seen in the 2000-2006 years it is more of a market correction.

It has been brought to my attention that there was a significant private sale on Pawtuckaway Lake. After doing some research I found Rockingham County Registry of Deeds Book: 5238 Page: 1258 . This sold for $727,600 on Aug 22nd, 2011. Because it was a private sale there is no other info availible other than price and sold date. It was a large lot of 2.37 acres with a good amount of water frontage . I have no info on the sq footage, # of bedrooms, baths or garage spaces. I have adjusted the numbers based on this info but to be fair to 2010 and 2011 I am making the assumtion that there were no other private sales in 2010 or 2011. In making those assumtions the numbers are updated as follows:
