Designboards: like a Virtual Staging

Staging to live has a different objective than staging to sell. However, homeowners and Sellers alike share a disconnect when it comes to visualizing how a home could look professionally staged. Either a homeowner who simply wants an update, or a Seller who needs to optimize their home's MLS photos, struggle with seeing the end result.

Take a look at these before and after shots of one interior redesign (staging to live) client who needed help seeing how new bedding and a few accessories could give their master bedroom a more sophisticated, cohesive look.

The client didn't want to re-paint the red wall and didn't need new furniture. Adequate lighting was non-existent. They sought a more contemporary look, but for budget reasons, needed to use existing furniture and area rug. Oh, and we needed to keep in mind that their sweet, black Portuguese Water Dog enjoyed her afternoon naps on that bed, too!

Creating a Designboard is a powerful tool to help homeowners or Sellers visualize how a staged home might look. Its a tangible vision that suddenly makes sense. Now, they understand how staging to sell, or to live, could benefit them.

And, the "staged to live" end result...

Designboards help alleviate the fear factor for homeowners and Sellers. Once they're able to visualize how the transformation might look, they can be comfortable making the leap to stage their home to live, or to sell.

Cheers to a successful sale!

So is Designboard a program or do you just mean collecting the possible items in a PhotoShop kind of way so they can "see" them first?

Hi Michelle. Yes, this is a simple program I use, but there are several software programs out there that vary in expense (some free, others a hefty investment), design style (simple to comprehensive detail) and labor (easy to "requires training"). Thanks for coming by.

I have always found it interesting how the purchasers of new tract homes will decorate like the modle homes.

I agree with Tim that is the proof that most people need and want help in the visualization process.

What a great tool as most sellers, it can be difficult to get them to see your vision.

Thanks for sharing.

Hi Tim, yes mimicing the model is easy and foolproof for "new build" homeowners.

Elite Home Sales Team - Its a good place to start. Once they have seen a visual of the potential of a home, they feel comfortable making an offer.

Thank you, Kathy. I think creating a designboard can confirm that both Seller and Home Stager are on the same page.

Kim- you are so right.  Sometimes it helps a homeowner if they can "see" what the results will be before they invest their time and money.  I'm going to check out the program.

Kim, Design boards were one of the first things taught in College and can be very useful to express a look as most people cannot invision a space just from words.  Nice job.

Thank you, Sebastian. Most of us are visual learners and this does seem to clarify the how the room can be transformed to the client.
