Cascades at World Golf Village is an Adult Living Community in St. Augustine, Fl where at least one resident of each home must be age 55 or older. The Cascades is located in the original section of the World Golf Village, home to the Golf Hall of Fame, IMAX Theater, The King and the Bear Golf Course as well as many local shops and restaurants.
The Cascades is a planned community of 450 homes, with approximately 290 homes sold and one phase of 68 homes to be opened in late 2012 for reservations and development. The Developer, Dock Street Communities, offers 13 floor plans ranging in size from 1,600 to 2500 square feet with multiple elevations and options for customization. They offer a show room, 6 models to tour and an on-site design center.
The standard prices start around $215,000 and range to $ 315,000 but include the standard features of granite counter-tops, 30” kitchen cabinets, and appliance package with glass-top stoves, dishwashers, side by side refrigerators, 8’ interior doors and tiled foyer, kitchens, baths and inside laundry rooms. There are lake & preserve lot premiums from $ 5,000 to $25,000.
The Home Owner Association fee is only $280 and includes access to the 22,000 square foot Clubhouse and Sports Complex, Lawn Maintenance including automatic sprinklers and water, a Direct TV package for each home, the monitoring system for standard home security systems, 24 Gated Entrance with daytime roving Guards, over-sized sidewalks for golf carts and insurance of all Association property.
The 22,000 square foot Clubhouse & Sports Complex has a Grand Ball room with wood dance floor, Stage & theater lighting for presentations, Dressing rooms and a pantry kitchen. Additional rooms in the Clubhouse includes a separate Poker Room, a Card or Board Game room, a Billiard Room with three regulation tables, a Library Room with flat screen TV and book exchange, an Arts and Craft room complete with pottery kiln and a full time events coordinator. There is an outdoor salt water pool, an indoor heated lap pool, a Fitness Center with Saunas and Changing rooms, an Aerobics room and a state of the art Fitness Equipment room with several TV’s. Outdoor Har-Tru Tennis Courts and a Bocce Ball Court complete the Complex.
