If you note any condition during the check-in or within one week of moving in, report it at once.  We checked the unit when you moved in and found everything clean and in working condition, or noted it on your inspection report.  Everything will be expected to be in the same condition or better, less reasonable wear and tear, when you vacate, or the cost to clean or restore it to the original condition will be charged to you.

 

It is important to remember that the check out Agent has to be tough on minor items.  All items worked when you signed in (excluding anything originally noted in the initial Property Condition Report.  Bulbs need to be replaced if they blow out.  So pay attention to detail.  Our greatest desire is to fully refund your entire deposit.

 

Take care of the unit and follow cleaning & maintenance tips during your stay and the clean up should be easier.  Remember that it is the little details that cost.  If, for example, you notice a burnt out light during clean up you have two options.  Either you or we can replace it.  If you do it, it will cost you the price of a bulb, possibly less than a buck and a minute of your time.  If we do it along with a few other discrepancies and you neglected to handle, it will cost $50-100 including labor.  And if you think that is unfair, if a burnt out bulb is the only discrepancy it could cost as much as $89.00 to have a repairman pick one up, spend time in travel and change it.

 

We will return your deposit as soon as possible within 14 days.  We will mail it to you at any address in the world.  If you run into any special cleaning problems or have a few suggestions we can pass on, or you just want to ask some questions, give us a call.  Please be reminded that you must do a THOROUGH cleaning of the premises.

 

If we have to come back to hire cleaners, repair people, in addition to the cleaning cost, our hourly charge for time in arranging and meeting vendors, you may be charged an hourly fee, so it is to your best interest to do a thorough job before we inspect.Rainbow over Aiea Pearl City

 

KITCHEN and BATHROOMS

 

1.  General - Clean the interior walls near the range and sink, around doorways windows and light switches.

 

<!--[if !supportLists]-->2.     <!--[endif]-->Floors - If you have PERGO type Vinyl Flooring, no need to wax at all, just use a non-abrasive cleaner.  Do not SCRUB or use any chemicals or abrasive cleaners that SCRATCH!  You might remove the gloss coat and have to pay for a replacement, which could be very expensive!  Regular Vinyl Tile should be stripped of old wax, cleaned & re-waxed, including areas beneath movable appliances, especially the refrigerator.  We recommend instant Wax Stripper mixed with hot water.  Go by the directions on the container. Make sure you have the right supplies recommended by the manufacturer.  For especially heavy wax buildup you may need to do it two or three times. A solution of one cup of vinegar to one gallon of water can usually neutralize wax remover.  Let dry and apply two coats of wax.  We recommend stripping the older tile floors once a year.  "No wax" type flooring should not need to be stripped but thoroughly cleaned with a strong detergent and a nylon "Non Scratch" scrubber to remove marks.  Wood flooring should be cleaned and re-waxed.  Carpets should be cleaned at least once every 6 months.  See RULES OF THE HOME #2 and #18.

<!--[if !supportLists]-->3.     <!--[endif]-->Fixtures - clean the exterior of all appliances.  We recommend you use an auto polish/wax on painted Surfaces.  Window cleaner works great after the grease is gone.  Mobile appliances should be moved away from the wall and left there for the checkout.  CLEAN underneath and BEHIND ALL APPLIANCES.

 

<!--[if !supportLists]-->4.     <!--[endif]-->VENT/FAN - clean out the grease built up under the hood and remove the grill or screen and the fan blade, If the screen is the permanent type, soak them all in the sink.

 

5.  STOVETOP - Don't forget to clean the ledge under the burners (range elements) and above the oven door.  Remove the rings and drip pans, if they re not too bad chrome and Glass polish should take care of them.  If they re badly caked up, soak them overnight in oven cleaner, or the easy way is to just buy new ones.  Super-markets, appliance and hardware stores carry an assortment of different sizes, bring a sample with you.  Stove knobs can be removed for cleaning, as can many oven doors.

For gas stoves, remove and clean drip pans and grates under burners.  Remove burners; wash them with a stiff brush & heavy duty detergent.  Soak them to remove built up grease, rinse thoroughly, set out to dry, open side down, in the oven or open air.  If they won't light, clean the burner ports with a wire or hairpin.  Clean all grease and food from under the burners.

 

6.  OVENS - Remove oven racks BEFORE the self-cleaning cycle and follow instructions for self-cleaning oven in the manual or on the stovetop. Conventional ovens are the simplest.  Expect to spend a lot of time, at least two containers of oven cleaner and lots of elbow grease.  Self-cleaning ovens are easier, just follow the instructions.  Do not use any type of conventional oven cleaner in continuous clean ovens, anything stronger than mild detergent may permanently damage the finish or remove it all together, thus creating a costly repair.  Automobile CLEANER/WAX does WONDERS on many appliance surfaces!

 

7.  REFRIGERATOR - Remove and clean all the shelves, drawers and any cracks or crevices.  An old toothbrush may be needed.  Also, clean the rubber door gasket of all mildew.  Remove toe plate (located at front and bottom) and vacuum the condenser coils located behind or under the unit.  We recommend vacuuming the coil every 3-4 months to increase efficiency and lower your electricity bill.

 

8.  CABINETS - Remove everything including shelf paper, wipe down all kitchen cabinets, drawers and pantry closet inside and out.

 

9.  Tub & Shower - The gray film can be removed with cleanser and a nylon scrubber.  Do not use cleanser on fiberglass tubs or shower stalls, it will damage the finish.  For PLASTICS, you MUST use special cleaners.  Many cleaners work on the grout between the bathroom tiles.  "X-20," “Lime Away”, "Clean Shower," "Shower Power," "Shower to Shower" and similar products work well but follow the instructions carefully.

 

10.  Toilet Bowl - Must be thoroughly cleaned, inside and out.  Pumice stone will remove the stains from under bowl rim.  No Self-Cleaning additives shall be used in the tank or bowl.
