I am sure this is not a new topic but for just now lets focus on one small part of this topic "distressed properties" or homes that have not just been renovated and or that do not show well if you want to get further into it.
Unless am am crazy buyers that are looking for fixer uppers, distressed properties of homes that need some TLC also want to see pictures. So what gives, it seems that the standard rule of practice is that if the home is not Magazine worthy then either the agent takes one or two pictures around the outside of the house if even that or leaves the rest to be imagined with no pictures at all. It's not like the buyers are going to go to the house and not see the stained carpet or massive amount of clutter, or what ever the reason for not taking lots of pictures.
This is just my thought but if you have a property that you need to sell then TAKE PICTURES and lots of them and spend more then five minites doing so. Even though camera phones are getting better these days still try not to use your camera phone to take marketing pics. I know if I do its only for reference pics and that about it. Not taking pictures of the property is not doing your client any justice. If you are not taking pictures for the marketing or virtual tours because it does not show well or needs work then that's that is the wrong reason.
You are not going to fool a buyer into buying a fixer upper when he/she wants to buy a move in ready home and they have a new born on the way in a few weeks. So why not treat the listing similar as one that shows well and not pretend it something that it is not.
Guess what there is a large amount of buyers out there that are looking for homes that need TLC and willing to put forth some elbow grease and or can see past the clutter. Lets not forget the investors out there that sometimes buy multiple properties a year that contribute to a good part of sales volume and regardless of if they are doing a short term or long term investments they are still buyers and they like pictures. This is a good assumption but I would guess that at least half or more of the investors also have a full time jobs and don't have a unlimited amount of time on their hands to spend it driving all over town to look at homes that they are not really interested in or are a pain to get access to because of some tenant that will not let see the home easily.
The point of this rant is Lisitng agents should take at least some decent pictures of any time of listing they have and put them in your marketing material and or at least online.
I would love to here some feed back or input from anyone that agrees or disagrees with my thoughts with a explanation
