In a recent random survey, statistics revealed 82% of people who bought or sold real estate has a miserable experience , blaming it mainly on their real estate agent.  Is your agent looking out for your best interest or are they just trying to pressure you into a home purchase?

Purchasing a home is often one of the biggest financial and emotional investment decisions one makes in a lifetime.  The answer to these questions will give you clarity in choosing a real estate professional that you can count on in accomplishing your personal and family goals and desires.

 1. Do you have automated technology to email me listings on a daily basis?  Do you communicate via email?

  2.    Do you have a website that is updated on a regular basis? How many visitors do you attract on a  weekly/monthly basis?

  3. Can we cancel the Buyer Broker Retainer Agreement or Listing Agreement at any time WITH NO QUESTIONS ASKED, if we are unhappy with the way things are going?

  4. Do you have a list of references of satisfied clients?

  5. Besides resale homes, do you have access to New Homes & Builder Homes?  Do you work with or research "For Sale By Owner" (FSBO) Properties? Do you provide consulting and advisor services on new constructions?

   6. Can you provide down payment and closing costs estimates?

   7.  What is your policy on returning phone calls? What is your communication policy once my house is listed?

   8.  Do you hold any degrees/what is your highest level of education completed? Do you keep abreast of the market by taking regular courses?

It's more like a list of the top 16 questions I am begging my clients to ask me!  I think any dedicated professional in the business is going to sail through a list like that without a problem.  The biggest questions I'd add would be:

1) What is your initial list price to sales price ratio over the last 6 months look like?

2) How many sales vs. expired/withdrawn listings have you had over the last year?

 

I'd love to get a copy of the survey you're drawing from, do you have a link to the information?
