The Median Sales Price in November was $194,250, up 4.5% from $185,900 in November of 2010 and up 7.8% from $180,125 last month. The Average Sales Price in November was $251,955, up 17.8% from $213,851 in November of 2010 and up 40.7% from $179,054 last month. The November 2011 Average Sales Price was at the highest level compared to November of 2010 and 2009.

The Total Inventory of Properties available for sale as of November was 75, down 7.4% from 81 last month and down 1.3% from 76 in November of last year. November 2011 Inventory was at its lowest level compared with November of 2010 and 2009. The Average Days On Market for November was 92, up 26.0% from 73 days last month and down 14.0% from 107 days in November of last year. The November 2011 Average Days On Market was at a mid level compared with November of 2010 and 2009.
While there is some variation from both last month and last year's numbers, the real estate market in Wellington CO remains basically unchanged - if there are effects from other than seasonal factors, they aren't clearly visible and wouldn't be expected, based on market performance in surrounding areas.
