Follow this investment property formula and you will be guaranteed success.
Investing starts out BLACK and WHITE. Look at the numbers, confirm their accuracy, leases, reoccurring and none reoccurring expenses. These numbers should be black and white.
Next you visit the area to get some GREEN in there. Determine if the location, parking or local amenities fit your criteria.
When you are ready to see the building, the BROWN tones come in. Inspect the structure, roof, frame, and the possibility of an underground oil tank.
Ready to negotiate, well you might start getting a little RED in the face, but that will pass.
Once you have reached your goal of ownership it all becomes a HEAVENLY BLUE and that is my favorite color.
