I had someone referred to me who wanted to purchase a home as first time buyers. The conversation got to the meaty points namely if they can perform. Yes, we can perform he sez. Well I need a little more than that. Who is your lender? Don't know sez he. How much are you approved for? Not sure...Okay, here is what we need to do

MY LENDER KNOWS EVERYTHING...CALL HIM NOW

I instruct him to contact my tried and true no nonsense lender who can qualify and commit in a heart beat. I instruct these buyers that once they have talked with my sources, then we can start looking at homes in the price range you are qualified for...I then call my source and brief them....Step one is in place

 A FEW DAYS LATER...

I get a call from the buyer saying his wife didn't want to call my lender and that they found a letter that says they are pre-approved for a loan with an unknown lender, and read it to me over the phone with lots of conditions to boot.

TIME-OUT PLEASE

Okay, we are in an impasse situation. Buyers please take note of the following:

THERE ARE REASONS FOR EVERYTHING

The Real Estate agent, the seller and or the bank (if it is a short sale) need to know if you can perform preferably prior to contracting. No one wants to waste time or effort only to find out that your lender wont lend. Also, what price range is important for a successful house hunt and finish

FLY OR DIE LENDERS

My lending contacts are commitment based, will or will not, lending type of sources. If they say they will, WE are off and running. If they say they wont, then you are off and running (without me).

SEASONED AGENTS CALL THE PLAY

If you want the help of a seasoned agent, then you have to follow instructions. It is a team effort with an agent on point that if allowed to proceed will end up at the promised land...your dream home

STANDARD OPERATING PROCEDURES

In this day and age where time and money rank high, professionals make a difference in making your first time purchase a good and safe one...BUT only if you cooperate. That is why 4 out of 5 Real Estate agents must be on to something. Stay away from that 5th agent BTW...

I'm applauding your post, Richie!!  Loudly!  As a lender, I tell my potential clients ... it's not personal.  EVERYone needs to follow this same route.  ALL the questions are asked to each and every client.  We're not singling you out or picking on you.  When a potential client doesn't want to follow these steps, there is typically a reason why ... and it's never a good reason.  History and experience have taught me that.  You are completely correct when you say the experienced professionals will not waste their time or effort on clients that will not cooperate.  Thankfully you have a mortgage lender that has earned your respect and trust.  I am very glad to hear that ...
