Wise words for winter from my dear friend across the country, Rob Thomas. We may be in different states, but we still see the same issues for vacation properties, especially in not protecting pipes. Also, word to the wise for folks at Fishhawk Lake--turn your water OFF and drain your pipes completely once the freezing temps start to hit!

Winterizing Tip of The Day ...Check Those Outside Faucets!

One of the most important things you can do the winter is make sure you cover those outside faucets!  This could prevent a lot of unexpected damage this winter when temperatures fall way below freezing!

This happened at a vacant property I had under contract last winter ....

It was like a winter wonderland!  Luckily it was so cold that the water froze as fast as it came out of the broken faucet.

It's the little things we sometimes forget or overlook!  Check and cover those outside faucets today!

Good Lord, what a mess! That's a lesson for certain. A few winters ago, we had the ceiling sprinklers going off in some of the homes - turns out it happened in the hip roof of those homes without southern exposure. ( Temps were in the teens with wind chill factor - we can get gusty gorge winds here) Luckily, only two needed repairs -  one home had to have all new carpet, etc. - it was a mess.

Prevention is critical - the heat was really low, or the doors had been shut off in the rooms where the sprinkler pipes burst.  Hope you're enjoying yourself at the lake my friend. Thinking of you...

It really is the time of year to be thinking about this stuff.  We haven't seen the severe temps yet...but they are a'comin'.  There are soooooo many vacant homes too.  Not only should the plumbing be winterized, but it is penny wise and pound foolish to not leave some heat on in the house.  If a seller is lucky enough to have a buyer looking at the house, nothing shows well if you have to look through your breath to see the house!

Debb~You look at these photos and be HAPPY it's not your listing, huh? Miss you, too!!!

Mona~You bring up a good point and I meant to add that, too--a little bit of heat goes a long way--I even turned the heat and lights on prior to showing a property here in late November and they made an offer! (We did the inspection yesterday, and oh it was COLD).

Alan~We, sadly had this happen in a wall in our investment property and caught it in time to not have tremendous damage, but you are RIGHT, it only takes ONCE.

Great re-blog Gayle and those covers over the faucets as inexpensive as they are can be a great way to protect from the ice and cold. Very helpful information.... The winter wonderland pictures can be pretty but can be disastrous as far as the plumbing...

I've been bad Gayle... I woke up yesterday morning to no water... frozen pipes!  When it thawed, one busted and I came home to a not-so-nice flood in my backyard.  I should know better!
