POCONO ABSORPTION RATE (11-11)

In the Pocono Homes for Sale Market we are seeing the Absorption Rate go down. Granted we like to see the Absorption rate go down however at this time of year when Sellers are taking their houses off the Market for the winter it is not necessarily good news.

Our Total as of today (12-15-11) for Active Listings of Pocono Homes For Sale is 2350 with 135 of those being foreclosures. As we know the foreclosure total changes daily in our current market of high foreclosures. For example of the total pending Pocono Homes for sale of 321 (again as of today) 45 of those pending homes are foreclosures. Hmmm. That's a lot. It will be interesting to see what the number is for the total foreclosures sold at the end of the month in the Pocono Mountains real estate market and with it being the last month of the year, the totals for the year too.

The daily "Hot Sheet" of market details continues to show price adjustments as high as or almost as high as the number of new listings each day.
