This weeks market report for San Clemente and surrounding areas from San Clemente Realtor shows that Orange County Median Prices for the resale homes were down 8.0 percent, for new homes it is down 1.5 percent and for resale condos down 12.7 percent. The sales volume is up for resale homes 6.3 percent and up 8.1 percent on condos and down 41.5 percent for new homes.
- Mission Viejo Zip Code 92691 sales prices are down 7.6 percent and the sales volume is up 36.8 percent.
- Mission Viejo Zip Code 92692 sales prices are up 9.4 percent and the sales volume is up 17.8 percent.
- Aliso Viejo sales prices are down 16.4 percent and the sales volume is up 8.9 percent.
- Laguna Niguel sales prices are down 12.3 percent and the sales volume is up 14.9 percent.
- Rancho Santa Margarita sales prices are down 7.3 percent and the sales volume is up 17.4 percent.
- San Clemente Zip Code 92672 sales prices are down 15.6 percent and the sales volume is down 3.8 percent.
- San Clemente Zip Code 92673 sales prices are down 15.9 percent and the sales volume is up 36.4 percent.
If you notice when the sales price goes down the volume goes up week after week. When the sale prices go up the volume goes down. That is an indicator of a down market.
